Area Manager - Central Ohio Region
Woda Management and Real Estate a development, construction, and management company based in the Midwest is seeking an Area Manager to direct, supervise, and monitor a small portfolio in close geographic proximity in our Central Ohio Region (Washington Court House, OH) area.
Our organization specializes in affordable housing programs with particular concentration in the LIHTC program. The portfolio will include rural, suburban and urban properties. The ideal candidate would possess the following:
Enhance property management effectiveness by providing the necessary assistance, information, training and support to on-site staff.
Visit all sites in portfolio no less than one time weekly.
Coordinate any inspection requirements, attend inspections and respond to inspections per the requirements of the inspecting agency (HUD, RD, state agency).
Hire and supervise a strong team of managers and maintenance personnel.
Produce an annual operating budget for each property in the portfolio.
Monitor budget to actual performance and expenses on each property to ensure budgeted goals are met.
Communicate with managers during site visits, ensuring managers and maintenance staff is properly trained and performing to Woda Management standards as set. Be available to property managers for assistance and support at all times. Refer inquiries to other compliance or corporate support personnel, whenever necessary.
Monitor and assist with devising and implementing marketing plans to achieve full occupancy at profitable rent levels.
Monitor the physical appearance of all communities to ensure maintenance staff is maintaining curb appeal.
Monitor rent collection on a weekly basis and review any tenant receivables with the manager to assist with timely collection of rent.
Submit weekly reports on occupancy and marketing and monthly reports on occupancy and property financial performance. Submit other reporting as required.
Ensure that company policies and procedures are being implemented in a timely and correct manner. Contribute to team effort by accomplishing related results as expected
Qualifications:
-Experience in multiple site management and supervision.
-Training and certifications in HUD, RD, HOME, and Tax Credit programs will be required and sponsored by Woda Management.
-Must possess strong computer skills and have experience with property management software.
-A four year college degree or equivalent experience is required.
